Our Fees

Our initial letting fee is 50% of the first months' advertised rental subject to a minimum of £250 +vat. This reduced to a sum equivalent to 25% of one month's rent + VAT subject to a minimum of £125 +vat if a full management service is also taken, and our ongoing management commission is 9.5% of subsequent rental payments subject to a minimum of £60 +vat. No upfront charges - nothing to pay until a tenant moves in and starts paying rent.

 

Charges

1 Agent Lettings Service

This service includes:

i) Introduction of prospective tenant for the Property.

ii) The Company conducts the viewings.

iii) Negotiating the terms of the Tenancy between You and the Tenant.

iv) Collecting and holding the deposit (as stakeholder) payable by the Tenant against rent arrears and dilapidation as stipulated in the Tenancy Agreement.

v) Collection and verification of references

A sum equivalent to 50% of one months advertised rent + VAT subject to a minimum of £250 +vat

 

Reduced to a sum equivalent to 25% of one month's advertised rent + VAT subject to a minimum of £125 +vat if the service at 2 or 3 is also taken.

2 The Company Full Management Service 9.5% + VAT

i) The service itemised in 1

ii) Making every effort to notify service companies at the commencement and termination of the Tenancy

iii) Day to day management matters including minor repairs up to a maximum of £250 + Vat. Except in an emergency wherever practical estimates are obtained and submitted to you for approval.

iv) We can pay out of rents received current outgoings such as ground rent, insurance premiums and service charge and/or maintenance charge or similar contribution to shared expense and account to you regularly. We need to be placed in sufficient funds at the commencement and if necessary during the period of management to enable us to meet all expenditure prior to the rent collection dates.

v) Property visits once every six months will include non-expert investigation of defects which to come to our notice or are clearly adequately brought to our attention by the Tenant. Any such visit can extend only too apparent and obvious defects and will not amount in any way to a structural survey of the Property. We cannot accept responsibility for hidden or latent defects.

vi) Our management appointment is for the letting period and does not include security or supervision of the Property when it is not let, other than where special arrangements are made.

9.5% + VAT of monthly rent

subject to a minimum of £60 +vat

3 The Company Full Management with Rent Guarantee Service 12.5 % + VAT

i) The service itemised in 2

ii) Included Rent Guarantee cover: a Monthly Benefit will be paid by the Insurer in respect of arrears of Rent owed on a Property by the Tenant to the Landlord, for up to 12 months or until vacant possession has been gained, whichever happens soonest (enquire for further details)

12.5% subject to a minimum of £99+vat

 

Additional Charges

* Gas Safety Certificate £60+ Vat

* Visual Electrical Inspection £70+ Vat

* Visual Electrical Inspection + Portable Appliance Test PAT (up to 10 items) £99+ Vat

* Inventory Fee: Up to 2 bedrooms £100.00+ Vat : 3 bedrooms £125.00+ Vat : 4 + bedroom properties £150.00 + Vat

* Property visits during tenancy at the landlord's request is charged at £45+ Vat per visit.

* Energy Performance Certificate (EPC) required from 1st October 2008 on first let (new tenancy)Valid 10 Years: Up to 2 bedrooms £65.00+ Vat : 3 bedrooms £100.00 + Vat : 4 + bedroom properties £125.00+ Vat

* The cost of any overseas calls faxes and redirected of mail on behalf of the landlord shall be recoverable.

* The Check in of tenants from the property (if applicable) - will be charged at £50 per visit to the property.

* If a tenant is found for the property and suitable references have been obtained under the Landlord's instructions and the landlord does not proceed with the letting for whatsoever reason, a minimum fee of £250+ Vat is payable to the agent for works undertaken.

* A sum equivalent to 10% of the value of any insurance claim administered or dealt with by the agent on behalf of the landlord is recoverable. Subject to a minimum fee £50 + Vat

* All charges will be subject to the prevailing rate of VAT (currently 17.5%)
